How Much Does Mold Testing Cost? Philadelphia-Area Prices
A standard mold test with All Seasons starts at $290. That covers two indoor air samples, one outdoor control sample, PRO-LAB certified lab analysis and a written interpretation, with results in 2-3 business days. Extra sample locations start at $75 each. Bob personally collects every sample, and All Seasons never does remediation, so nobody profits from the result.

Bob's Prices
What does a mold test cost with All Seasons?
A standard mold test starts at $290, and the outdoor control sample is part of that price, not an extra. Most homes need nothing more. The price only rises when there are more areas to sample, a surface to swab, or a clearance test after someone else has done the cleanup.
The same starting price applies across the service area, from Philadelphia and West Chester to Cherry Hill in South Jersey. Every property is different, so call Bob for your specific quote.
What Changes the Price
What makes a mold test cost more?
The number of places that need sampling drives the price, not the square footage on the listing. A small rowhome with one damp basement fits the standard test. A large house with a musty attic, a finished basement and a stained bedroom ceiling needs more samples, and each one adds a lab fee.
More areas of concern
Two indoor samples cover the main concern and one comparison room. Every extra area you want answered, such as an attic or an upper floor, is one more sample starting at $75.
A visible spot you want identified
Air samples tell you what is floating in the room. A swab, starting at $125, tells you what is growing on one specific surface. Bob only suggests a swab when the answer changes what you do next.
A clearance test after cleanup
If a remediation company has finished work, a clearance test starting at $275 checks the result independently. It should never come from the same company that did the removal.
Testing alongside a home inspection
Buyers can add mold testing to a home inspection on the same visit. Ask Bob for a combined quote when you book.
The Local Market
What do other Philadelphia-area companies charge for mold testing?
Local inspection and mold-testing companies that publish prices list starting prices from $350 to $495 for a basic mold test, based on their own public pricing pages checked in October 2026. All Seasons starts at $290.
Compare what each price includes, not just the number. One published price covers three sample locations, another covers two samples. With All Seasons, a three-location indoor test starts at $365 ($290 plus one extra sample), and the outdoor control is still included.
Prices change and every company adjusts for the size of the job, so confirm the current price with any company before you book. See the full price comparison for home inspection, radon and termite prices too.
Big Quotes
Why would a mold quote run into the thousands?
A mold test is sampling plus lab fees, so a quote in the thousands is almost never a testing price. Ask what the number covers. When the same company that tests also sells removal, the quote can fold the cleanup into the "inspection", and the company that finds the mold is the company paid to remove it.
That is the conflict All Seasons avoids on purpose. Bob tests and reports, and he never does remediation, so a clean result costs him nothing. If removal is needed, you take the lab report to any contractor you choose and get competing quotes for the work itself.
Cheap vs. Useful
Is the cheapest mold test worth it?
A low price is only a good deal if the test can actually answer your question. Before you book anyone, ask these five things:
- Is an outdoor control sample included? Without one, nobody can say whether indoor levels are elevated.
- Which lab analyzes the samples? All Seasons uses a PRO-LAB certified lab.
- Who collects the samples, and will that person explain the results to you?
- Do you get a written interpretation, or only a lab printout?
- Does the company also sell mold removal?
An air test alone can also miss a problem behind a wall or inside an air handler. Bob's own field results show homes where the air read normal and a swab or a closer look found growth, which is why he looks as well as samples.
Save Your Money
When is a mold test not worth paying for?
Skip the test when the mold is visible, smaller than about 10 square feet, and the cause is known and fixed. The EPA's mold guide says sampling is unnecessary in most cases where growth is visible, and that a patch that size is one most homeowners can clean themselves.
Testing earns its cost when you smell mold but cannot see it, after a leak or flood, when someone's symptoms ease away from the house, or before you buy. The mold test decision guide walks through it with a printable checklist, and Bob will tell you on the phone, for free, if you do not need him.
