Why does a local inspector matter in the Philadelphia metro?
The Philadelphia metro has some of the oldest, most varied housing stock in the country. A 1920s Wyncote twin, a 1960s split-level in Horsham, a 1890s row home in Northeast Philly, and a 1985 Cherry Hill ranch each fail in completely different ways ā and knowing which failures to look for before you open the crawlspace is what separates a thorough inspection from a generic checklist. Bob has inspected homes across all five PA counties and into South Jersey for more than twenty years, so the "surprises" are usually things he's seen dozens of times before.
Every inspection on this site is performed personally by Bob ā InterNACHI certified, PRO-LAB certified for mold sampling, and the licensed owner of the business. No rotating subcontractors, no junior inspectors, no "we'll send whoever's free." Same person, same standards, every time. That's the single most important thing to know about how we work, and it's the reason we stay tightly focused on the service area you see below rather than spreading across the whole state.
If you're buying, selling, or just worried about air quality or mold, pick your town below to see pricing, scheduling, and the specific issues we look for in your area's housing era. If your town isn't listed, call 610-348-6728 ā we serve most of the metro and may still be able to help.
Which Montgomery County towns does Bob serve?
Our home county. Bob lives in Wyncote (19095) and has been inspecting Montgomery County homes for more than two decades. The housing stock here ranges from 1890s Victorians in Jenkintown and Elkins Park to 1920sā1940s twins in Cheltenham and Wyncote, post-war ranches in Abington and Horsham, and newer construction in Blue Bell, Lansdale, and Skippack. Common findings vary dramatically by era ā knob-and-tube wiring in the old Main Line homes, asbestos pipe insulation in mid-century basements, and moisture in the finished basements of 1970s splits. Every inspection includes a full review of structure, roof, electrical, plumbing, HVAC, and basement/crawlspace, with photo documentation delivered the same day.
Philadelphia County, PA
Philadelphia's housing stock is unlike anywhere else in the region. Row homes in Northeast Philly and South Philly have their own inspection checklist ā shared walls, interior drainage, old plaster walls hiding moisture, and roof conditions shared between adjacent properties. Neighborhoods like Chestnut Hill, Mt. Airy, and Germantown have large turn-of-the-century singles with stone foundations and slate roofs that need specialized evaluation. Manayunk and Roxborough bring hillside drainage issues, and the city's combined sewer system creates basement water concerns even in "dry" areas. Bob has inspected hundreds of Philadelphia row homes, twins, and singles and knows exactly where problems hide in each neighborhood's dominant housing types.
Which Bucks County towns does Bob inspect?
Bucks County is a study in contrasts ā historic Doylestown and Newtown with 18th- and 19th-century stone homes, Levittown's famously uniform 1950s Cape Cods, and newer subdivisions in Warminster, Warrington, and Langhorne. The early Levittown homes have their own predictable issue set (asbestos siding, undersized electrical panels, radiant slab heating with buried copper lines) that a general inspector can miss. Stone and fieldstone foundations in the older parts of the county require specialized moisture and structural evaluation. Whether you're buying a 1750s farmhouse or a 1995 colonial, Bob calibrates the inspection to the property's era and construction type.
Chester County, PA
Chester County spans everything from historic Main Line estates in Tredyffrin and Malvern to bustling West Chester, Phoenixville, and the rapidly growing 202 corridor through Exton and Downingtown. Older homes in the Main Line area often have slate roofs, copper gutters, and heating systems that predate modern efficiency standards. Many 1980sā2000s Chester County developments were built on expansive clay soils that move seasonally and can stress foundations and driveways. Well water and septic systems are common outside the core boroughs, which means testing and evaluation beyond what a typical municipal-water inspection covers ā Bob handles both.
Delaware County, PA
Delco is dense, historic, and often overlooked in metro housing coverage ā but it's one of our most-requested service areas. Haverford, Ardmore, and Wayne share Main Line housing characteristics with large 1910sā1930s singles, while Upper Darby, Clifton Heights, and Lansdowne are row-home and twin territory with the same shared-wall inspection complexity as Philadelphia. Broomall, Newtown Square, and Marple bring a mix of 1950sā1970s ranches and splits, and Swarthmore and Radnor have college-town housing that includes many rental conversions. Bob's Delco inspections pay particular attention to roof drainage, basement moisture, and the older electrical and plumbing that's common in the closer-in communities.
South Jersey ā Mold Testing & Air Quality
We cover Camden, Burlington, and Gloucester Counties in South Jersey for mold testing and air quality services (home inspection services are Pennsylvania-only). South Jersey's climate ā humid summers, high water tables in many communities, and a housing stock that includes slab-on-grade 1950s ranches, crawlspace construction, and finished basements ā makes mold and indoor air quality a year-round concern. Cherry Hill, Voorhees, Haddonfield, Moorestown, and Marlton are among our most frequent service towns, but we regularly work throughout the region. Lab-analyzed sampling, written reports, and clear remediation guidance are included on every visit.
Have Questions About Our Service Area?
How far will Bob travel for an inspection?
We cover the full Philadelphia metro area ā all of Montgomery, Bucks, Chester, Delaware, and Philadelphia Counties in PA ā plus Camden, Burlington, and Gloucester Counties in South Jersey for mold and air quality work. That's roughly a 45-minute radius from Wyncote in most directions. If your town isn't listed above, call 610-348-6728 ā we can usually accommodate nearby areas with a short notice on scheduling.
Do you charge more for areas farther from Wyncote?
No. Pricing is consistent across the service area ā starting from $375 for a standard home inspection, from $275 for mold testing ā regardless of whether you're in Jenkintown, Doylestown, West Chester, or Cherry Hill. Final price depends on square footage and property age; Bob gives you an exact quote before you schedule.
What's the difference between the general area page and the home-inspection / mold-testing / air-quality pages for the same town?
The general area page (e.g. /areas/wyncote.html) is an overview of everything Bob offers in that town. The service-specific pages (/home-inspection/wyncote.html, /mold-testing/wyncote.html, /air-quality/wyncote.html) go deeper on that one service ā pricing, process, and the exact issues common to that town's housing era. If you already know which service you need, start with the service-specific page.
Do you serve Delaware or commercial buildings?
Our primary service area is Pennsylvania and South Jersey. For Delaware or commercial requests, call first and we'll let you know whether we can help or refer you to a trusted local inspector. Bob also performs construction draw inspections for lenders ā see the draw inspections page for details.
How quickly can you schedule?
Most inspections are scheduled within 2ā5 business days. Rush and next-day appointments are often available ā call 610-348-6728 or use the quick-estimate form and we'll get right back to you.
