What a real mold test documents

This is a home in Kennett Square, Chester County. The owner had visible mold in the basement and water-stained ceilings on two floors and wanted to know: was it in the air they were breathing? Bob documented the visible conditions and took an air sample the same day.

Water staining and efflorescence — the moisture history

Dark water staining on the painted block foundation wall, plus efflorescence (the white chalky mineral deposit water leaves behind pushing through masonry). Together with active growth, this told the story of a wall that had been getting wet repeatedly, not a one-time spill.

Recommendation — remediate regardless of the air result

Per EPA guidance, any area of mold discoloration roughly 3ft x 3ft or larger should be professionally remediated. Bob's recommendation named the specific contractor action (qualified remediator), the moisture fix (grading, gutters, dehumidification), and the 24-hour window for repairing any active leak.

What a real air quality lab result looks like

Air quality testing is the lab half of the mold job above — the same visit, same PRO-LAB accredited lab, a different question. Instead of "is there visible mold," it answers "is it in the air right now." Bob sampled the HVAC central return duct — where the air handler pulls air from the living space — and took a same-day outdoor control sample for comparison. An indoor number means nothing on its own; it only means something next to what's in the outdoor air that same day.

A clean air result doesn't erase visible mold

This is the finding homeowners find counterintuitive: the air sample came back not elevated (107 spores/m³ indoors vs. 290 spores/m³ outdoors), but there was still clearly visible mold on the basement walls. Air testing measures the air at the moment of sampling — it doesn't remove a mold source or guarantee tomorrow's reading matches today's. Bob's report explained both results plainly, and the remediation recommendation held regardless of the air number.

Species identification and health relevance

Every report includes what each species is, where it's commonly found, and its health relevance — not just a spore count. Penicillium/Aspergillus, the dominant species here, is a common Type I allergen linked to asthma and hypersensitivity reactions in sensitive individuals.
